Leases module

Track office, retail, warehouse, equipment and vehicle leases with end dates, notice periods and break clauses.

The Leases module tracks property and equipment leases: offices, retail units, warehouses, residential lets, equipment and vehicle leases, land. Like contracts, leases hinge on notice periods: miss the window and you are committed to another term, or you lose a break clause you meant to use.

What it tracks

  • The premises or asset and the landlord or lessor
  • The end date and the notice period
  • Whether the lease auto-renews
  • Rent or recurring fee and billing period, payment terms
  • The owner responsible
  • The signed lease (PDF)

Key dates

  • End date, when the term finishes.
  • Notice deadline, end date minus the notice period. This is the date that matters, and Lapsewise reminds you before it. See Notice periods explained.
  • Start date, stored for reference.

A worked example

A retailer leases twelve shops. Each lease is a record with the landlord as counterparty, the property manager as owner and the finance lead as watcher. Notice periods range from 3 to 12 months. Lapsewise reminds both of them ahead of each notice deadline, so every renewal is a decision rather than a default.

Tips

  • Always capture the notice period. For leases with a break clause, set the notice period so the reminders land before the break notice is due.
  • Record the rent as the recurring fee so leases show in Analytics alongside other renewal costs.
  • Use the Category picker (Office, Retail, Warehouse / industrial, Residential, Equipment, Vehicle, Land) so the Table view filters cleanly.
